Impact Advisory Community | USGBC Texas

Our USGBC Texas Impact Advisory Community

Globally recognized tools that put an environmental, social, and financial dollar value on buildings, communities, technologies, policies, and investment strategies.

Our goal is to make these tools technologically and economically accessible to every stakeholder who wants to maximize the value of their buildings and communities, building market acceptance through awareness, internalization, and clear pathways to action.

How can better impact data lead to better decisions across the built environment?

Leading with the business case

Real estate development is transactional and speculative, with wealth creation as its primary goal. For most of us, our homes are our greatest opportunity for generational wealth.

Maximizing long-term asset value means making choices today that hold up tomorrow. There is no guarantee today's valuation criteria will be recognizable in 5, 10, or 50 years, except that every asset will face greater transparency and accountability scrutiny.

The decision-makers who control how wealth is generated and distributed:

  • Investment
  • Development
  • Design
  • Construction
  • Management
  • Occupancy

What if we could access future asset-valuation criteria and apply it to today's decisions?

And use that insight to future-proof the generational wealth potential of the places where we live, learn, work, and play? That is where the Impact Advisory Community comes in.

Awareness

Today's paradigm favors the decision-makers. We highlight the wealth-creation opportunities that appear when all voices are engaged.

Internalization

We make the dollar-value benefits and burdens of other people's decisions concrete for individuals, families, and professions.

Action

We offer proven marketplace access to business-case due diligence pathways that build generational wealth for all stakeholders.

Our mission

Working in partnership with marketplace visionaries, the USGBC Texas Impact Advisory Community will

  • aggregate,
  • refine,
  • advocate,
  • deploy

solutions that foster opportunity awareness, internalize professional and personal impacts, and provide technologically and economically accessible action pathways.

Creating places where Humans and Nature thrive.

Level 1

Best Practice Champions

The what and how experts

The issue

Individuals become USGBC Texas Members to meet professionals who share their passion, but many lack the time or experience to engage in structured committees outside their core competencies or comfort zones.

The solution

USGBC Texas Best Practice Champions (BPC): members who make themselves available to fellow USGBC Texas Members, Texas school systems, and community organizations starting or advancing their sustainability journey.

Best Practice Champions are USGBC Texas members and sponsors who know which designs, technologies, policies, and investment strategies are best practice, and how to deploy them. Paired with the ability to explain the business case, they are among the most effective advocates in our community.

Champions make reciprocal commitments to our members and to the community. Do you have what it takes to be a USGBC Texas Best Practice Champion?

The Best Practice Champions Directory is available to current USGBC Texas Members.

Who benefits

Manufacturers, designers, contractors and investors
  • Higher visibility in the searchable Champions database
  • Direct connection touch points
  • Connects professional expertise to altruistic aspirations
Inhabitants, communities and school systemsNo-cost access to professionals with specific knowledge and skills, willing to guide your sustainability and resiliency journey.

Level 2

Market Relevant Minimum Evaluation Expectations

MRMEE templates

The issue

No standardized minimum evaluation guidance exists for building components, systems, and performance impacts, disadvantaging manufacturers, inexperienced project teams, and ultimately the asset's optimal value.

The solution

The USGBC TX-IAC facilitates the aggregation, refinement, advocacy, and deployment of standardized profession, industry, component, and technology-specific MRMEE templates.

What MRMEE templates accomplish

  • Equal access

Unbiased, transparent, standardized templates grounded in marketplace-relevant (reality) minimum expectation baselines.

  • Impact in dollars

Natural, Human, and Economic generational wealth potential, in dollar values.

  • Emerging expectations

New rating systems, regulations, net zero, no plastics, and more, tested as a business case against today's market.

  • Who benefits

How wealth-creation dollars flow to asset Owners, Inhabitants, and Communities.

  • Every voice heard

Investors, manufacturers, designers, contractors, inhabitants, and communities engaged in keeping MRMEE templates relevant to the marketplace.

  • Stakeholders can internalize the scale of an impact, and the advantage they might gain by behaving differently.

Stakeholder opportunities

Manufacturers
  • A clear view of today's minimum and emerging expectations
  • A seat at the table shaping evaluation criteria
  • An unbiased, third-party evaluation process

  • Room for designer-specific criteria
Contractors
  • Business-case substantiation for solutions

  • Third-party evaluation of investment opportunities
Inhabitants and communityUnfiltered insight into the generational wealth that has, or has not, been created for them by the decision-makers they entrusted.

Level 3

The P3I Platform®

The infrastructure democratizing impact agency

The issue

Evaluations arrive too late, favor upfront cost over lifecycle consequences, and ignore environmental and social value, while leaving Owners, Inhabitants, and Communities unaware of how wealth generation is distributed.

The solution

An impact-awareness portal, collaborative safe space, and pathway-to-action infrastructure that monetizes environmental, social, and financial value, and shows who receives it.

The Planet People Profit Impact (P3I) Platform from P3I.GLOBAL is the infrastructure for learning about impact opportunities and pursuing pathways to action. It works as a universal business case translator, so stakeholders can communicate environmental, social, and financial value across industry silos.

No specialized expertise is required: no building science, green rating system, economics, regulatory, or investor background. Every output is expressed in simple dollar terms.

USGBC Texas uses the platform as an awareness portal to gather and share marketplace solutions. If your voice is missing, contact P3I.GLOBAL to build it.

Built on USGBC LEED v5

Buildings and communities offer the largest opportunity to access generational wealth. P3I methods build on and exceed the LEED v5 Triple Bottom Line – Informed Design Regional Priority Credit, delivering investment-grade due diligence for the business case.

Typical onboarding of a manufacturer

Flow diagram. Stakeholder opportunity awareness: material data (EPD, HPD, RPD), massing data (LCA models), marketplace data (MRMEE) and materiality data (P3I Analyses) feed stakeholder opportunity internalization in the P3I Platform. Pathways to action follow: business-case impact, curated presentations, specification bid form, custom LCA and contract documents, implementation success, and a project success case study that feeds back into the platform.

What manufacturers gain

Rigorous evaluation
  • Industry-specific MRMEE templates, customized for each manufacturer's unique contributions
  • Marketplace-representative, lowest-first-cost, minimally-code-compliant baseline models
  • Full LCA, energy modeling, and TBL cost-benefit analysis
Simple dollar language
  • Benefits in plain dollar terms, with a common language across silos
  • Third-party valuation reports to share with Owners, Inhabitants, and Communities
  • Support for marketing and advocacy

Other stakeholder opportunities

Designers and contractorsBusiness-case substantiation, a "bid form" for faster decisions, and value engineering that shows which benefits are cut and who loses them.
InvestorsValidated returns, scrutiny of questionable sustainability promises, and support for internal vetting tools.
Inhabitants and communityUnfiltered insight into generational wealth created for them, and a seat at the table with equal business-case agency.

Level 4

P3I Analyses

Due diligence documentation of generational impact

The issue

Analyses showing the full environmental, social, and financial asset-value opportunity of best-practice designs, technologies, policies, and investment strategies have been out of reach for most projects.

The solution

USGBC Texas and P3I.GLOBAL partner through the Impact Advisory Community to make the tools accessible as project-ready P3I Analyses.

P3I Analyses follow third-party, transparent triple-bottom-line cost-benefit accounting and are credit-approved within multiple LEED rating systems. USGBC Texas and P3I.GLOBAL offer them for both LEED and non-LEED projects, as menu items matched to each phase of a project's lifecycle.

Where this journey takes us: democratizing the impact decision-making process

By providing unfiltered access to the potential environmental, social, and financial dollar value impacts of siloed ecosystem decisions, we create an opening for every stakeholder to enter any sustainability and resiliency conversation armed with the highest level of substantiated business-case agency.

This democratizes the impact decision-making process and demands that the marketplace deploy appropriate fiduciary processes to identify generational-wealth creation opportunities for every project.

Let's work together to create a generationally responsible future today
